Terms & Conditions

The following terms and conditions apply to all rental arrangements made through Villas da Luz and Algarve Property Services Ltd.

All references made to "Client or Clients" within these terms and conditions means any person or group of people making, or wishing to make, a booking for holiday accommodation.

1. Prices shown against each property are for the accommodation ONLY per week.

2. All booking requests should be made using the electronic booking enquiry form held on the website at Villasdaluz.com. Alternatively booking enquiries can be accepted over e-mail or in writing addressed to Algarve Property Services Limited, 46 Holloways Lane, North Mymms, Hatfield, Herts AL9 7NS.

3. The booking request must show the intended dates of travel, the name of the property, the number of people intending to use the property over the course of the booking period and any special requirements or needs. Bookings cannot be accepted where the total number of people using the property, during the booking period, exceed that stated in the property's profile page.

4. On receipt of a satisfactorily completed booking request and subject to availability a booking confirmation will be sent by email. Clients should not assume a booking request has been accepted until they receive a booking confirmation.

5. On despatch of the booking confirmation, the booking will be held for a period of 7 days. This will allow clients sufficient time to organize flights.

6. A deposit of 20% of the total property rental should be received in our offices by the expiration of the 7 day period. Villas da Luz reserves the right to cancel the booking if payment of the deposit is not made.

7. A request for payment of the outstanding balance of the property rental will be sent 10 weeks before the commencement of your holiday. A refundable damage and breakage deposit will also be requested at this stage and is due to be paid along with the balance payment. The damages and breakages deposit is £100. The balance payment and deposit will be due 8 weeks before commencement of the holiday. After the payment of the balance NO REFUNDS can be made should you need to cancel your holiday. It is strongly recommended that a comprehensive holiday insurance is in force to cover all eventualities.

8. Failure to make the payment, for whatever reason, will result in the cancellation of the booking and the forfeit of the 20% booking deposit.

9. Clients should ensure that all members of their party, including children, hold valid passports.

10. The property rental covers the costs of gas, water, electricity and pool cleaning, if appropriate, during the peak and high seasons. There may be a charge for the electricity consumed during the low and mid seasons.

11. Property rentals include the cleaning of the property prior to each booking commencement including the supply of clean bed linen and towels, the cleaning of the property, at the end of each week, and supply of clean bed linen and towels. Beach towels are not supplied. Please do not use the property's bath towels on the beach as Villas da luz can supply beach towels for a small charge.

12. The property rental does not cover the additional cleaning or decorating of the property due to inadvertent or deliberate damage. Costs associated with the repair or rectification of such damage will be charged to the client.

13. The property rental does not cover the loss or breakage of items within the property. Costs associated with the replacement or repair of such items will be charged to the client.

14. If sufficient funds are held within the damage and breakage deposit a statement detailing the items and costs will be sent to the client along with any balance of funds as soon as possible after the holiday.

15. If insufficient funds are available to cover these costs a statement and request for payment will be sent to the client. Payment should be made within 14 days.

16. Clients are requested to report any breakages or damage, however caused, immediately to the local Villas da Luz property manager.

17. Should the property suffer substantial damage caused by clients or their guests, Villas da Luz reserves the right to request clients to vacate the property immediately. In these circumstances no refunds of the rental period unused will be considered and the client held entirely responsible for all repairs and replacements.

18. Some properties may have satellite TV facilities. It should be noted that it is unlikely that a viewing card will be in the decoder but some free channels are available without the viewing card.

19. Deposits held for mobile phone and beach towel hire are fully refundable on return of the items in satisfactory condition. In the case of mobile phones this include the charger if supplied with the phone.

20. These terms and conditions are governed by and construed in accordance with English Law.
